The owners of this Ivanhoe bungalow purchased the property in 2007 for its original period detailing and Melbourne neighbourhood reminiscent of a ‘country community.’

10 years later, they embarked on a major extension with modular homes company Modscape to expand the house while improving its sustainability and comfort.

The extension was built in Modscape’s factory, delivered on the back of semi trailers to the property, and installed in one day. ‘From the first meeting to moving back in was a total of nine months, and we were only out of the house for four weeks,’ says the homeowner, Simon.

The design follows the original rooms of the home, adding an expansive open-plan living, dining, and kitchen area to the ground floor. ‘From the front of the property you have no idea that the back extension exists and it creates a wow factor as you enter the house,’ says Simon. ‘Even walking down the hallway for the first time you get a surprise when you hit the landing and see stairs and a sudden expanse of space.’

Floor-to-ceiling glass frames the west-facing backyard beyond designed by Mud Office. ‘You can open the sliding doors and feel like you are in the garden, not to mention being able to walk down the steps and onto the beautiful outdoor area amongst the forest of birch trees,’ says Simon. ‘Stroll a little further and you can sit around the fire pit and escape.’

Connection to the outdoors is a main feature of the extension – particularly in the upstairs bathroom. ‘You can shower looking out over the garden and the screen provides privacy while allowing you to see the sky,’ says Simon. ‘Open the window and you truly feel like you are showing in the outdoors,’

A curving timber screen wraps the upper addition for privacy to create a modern silhouette cantilevering over the deck below.

After 15 years on the property, it’s time for a new family to appreciate this spacious and light home. Located within walking distance of central Ivanhoe, the five-bedroom, three-bathroom house with multiple living areas and a professionally landscaped garden has everything one could dream of in a Melbourne family home.

166 Waterdale Road, Ivanhoe, Victoria is listed for sale with Nick Smith and Gordon Hope from Nelson Alexander Ivanhoe and will go to auction on Saturday May 13 at 2pm.
